Time your home purchase

The hardest months to sell a house are the best months to buy a house. They are October, November, and December.

Selling it yourself

Real estate commissions are among the costliest of fees, especially considering the value you get in the return. If you are in a lousy housing market, you may not have a choice. Realtors will expose your home to the maximum number of potential buyers. But, if the market is jumping, try selling your home yourself, after you read the proper amount of research first of course. Many other people have gone this way successfully, and it is a way to save a ton of money.

Buying direct

Buying direct from a seller can mean savings on the actually cost of the home. If a seller is selling the house themselves, they are not paying a realtor to do it so the price of the home may be a better value to you since the seller may be more willing to negotiate with the extra money they are already saving. But doing things without realtors also means more research for you. You have to be educated on all aspects of buying a house if you do not use a realtor. It can be a tricky thing to do without - so be aware of all the details, there will be no realtor to remind you of certain things you may miss.

Get an inspection

Never buy a hose without a through inspection of it. Not only will you be more comfortable with your purchase, but you can use the report as leverage to get the price of the home lowered when repairs are needed.

Negotiate your rent

Almost everyone knows to negotiate the price of a home, but when it comes to rent they do not know they can negotiate that too. If you offer to pay several months in advance, many landlords will consider a good discount for you from the cost of the monthly rent – so try that if you have the money up front. Most large apartment complexes may not budget too much, but why not try. If you are renting a home from a landlord, it is typically easy to do.
